Downtown Advertising with 'Sandwich Boards'
Advertising in general is a hit or miss situation... you never know what your going to get and nothing of course is guaranteed.
My office is located in a thriving small town downtown - Downtown Rochester, Michigan in one of the wealthiest areas within the wealthiest county in the state ...with that in mind - now picture the entire Main Street tore out for new water mains and updates to be installed for 4 months and all of that traffic is re-routed directly by my office all day and night.
How do we capture this audience that otherwise would nto be driving by our office? I thought sandwich boards would be a great option simply stating "You can choose your own title company when buying, selling, and refinancing your home" call 248-564-4022 and another one stating "Choose your title company! Lowest Closing Rates in Town - Free Notary Services" Call 248-564-4022
When they are stuck in the detoured traffic they will be forced to see this as well as view our new renovated 6,000 sq ft building as well. I am debating on tying balloons to the signs as well to make them more obvious to those passing by. Thoughts?
Have you used sandwich boards for marketing, advertising, etc for your office and or your listings/open houses? and if so, how did that do for you / your business?

Keith, have you had any response from these sandwich boards?
I've driven past numerous times because of the Main Street construction, and honestly, if you hadn't posted this message, I might not have noticed them. Balloons would certainly help.
From a content standpoint (you know me, ever the editor and word economist):
The "you can choose..." message is too long - unless I am actually sitting there, stuck, I can't read the whole thing in the seconds it takes me to pass by.
The "Choose Your Title Company! Lowest Rates in Town" is good, and I would nix the "free notary" line because again, it is too much to take in as your drive by.
Hope that helps - I'll be watching others as I pass over the next week or so and let you know what I notice.

I agree with Linda 100%! So many ads even on billboards try to sandwich too much information when you have about 5 seconds to get the person's attention. Short, sweet and to the point will be much more effective. Keep us posted on whether the change helps!
I also wonder whether you should really even market to the general public. So many realtors have a title company they work with already and I'll bet many buyers just go with their recommendations. Do you have partnerships that way?

I have 2 signs up - the other does list those attributes and I agree about the balloons - We now have a tank to blow them up regularly. I plan on starting to put the balloons on this week and from now on... this was advice from Rochester Sign Shop as well where I purchased the sandwich board signs.

I decided to market to the general public to really bring the awareness that they can choose their own title insurance / closing company vs using whomever their Realtor and or Mortgage Loan Officer chooses for them which may or may not be a bad thing for them and if they've had a bad experience in the past when closing - this will open their eyes to an alternative. Marketing to Realtors exclusively with the signs would be like a needle in a haystack when it comes to this - otherwise I usually focus my efforts on marketing to Realtors and Mortgage Loan Officers.

Keith, I was suggesting that if you did market just to Realtors that you take a different approach. Your idea is a good one, if you can provide a better service then I say go for it!
