Looking for investors

The client has put together the investment offering for the first offering a 30-acre township project. They will be seeking $30M and are conservatively projecting a 50% ROI in 36 months. I have the offering in hand and can e-mail to interested parties.

There will be another series of smaller ($3M-$10M) deals. They may want to offer these individually, or as a package. These are short, high-return deals. They are trying to structure these using one of their American partners - who is an Indian as the lead. Using and NRI (Non-Resident
Indian) may enable them to work around the 36-month minimum investment requirement of the India s foreign investment guidelines.

They also spoke with the CEO of the theater operator. They are trying to work out the details of a deal with them. The objective will be raise capital to build 63 theaters in the state of Gujarat over a 24-month period. The theater company then would lease 100% of the space from them, and then sub-lease approximately 40% to other users.

Additionally, once they have all this underway they will be focusing on the hospitality industry where there is a big shortage and huge demand.
